P&M Valuation Definitions

We will never expect our clients to be experts in plant and machinery valuations. As such, our valuers will always communicate in a way that ensures there is no room for misinterpretation. If you are the sort that likes to do their own research before hiring a service, below are a few key valuation terms you might want to learn.

• Plant and Equipment: All fixed assets of a business. These assets contribute to the generation of the company’s yearly income without being sold or consumed. Examples of plant and equipment include property, vehicles, tools, and appliances.
• Plant & Machinery Valuer: A valuer with sufficient training and experience to specialise in valuing plant and equipment (also known as plant & machinery).
• Valuation: An evidence-based process of determining the value of an asset, creating an objective report that is accurate to a specified date.
• Market Value: The estimated amount at which an asset may be exchanged between a willing seller and a willing buyer in an open and unrestricted market.

P&E Valuation Methodology

Our plant and equipment valuers always consider the most appropriate method of valuation that best suits the situation and the asset/s being valued. Your intentions for the valuations are at the forefront, but we also consider what is required for the valuation and what achieves the best possible outcome. There are three main methods used in asset valuations. These are:

• Direct Sales Approach: When valuing a fixed asset, a valuer finds assets that are either its exact equivalent or as close to it as possible. The recent sales of these assets are then used to calculate the value of the subject asset.
• Income Approach: This asset valuation method is more commonly used with property but can be used with any asset that generates income. This approach is best used for investors who wish to compare potential investments.
• Replacement Cost: A valuer sums the complete cost of replacing the asset. This could be through buying its equivalent or through its recreation. All factors influencing this cost are accounted for.
